For investor buyers

Qualified Jacksonville deals, with the front-end work already done

I work directly with homeowners and share the real deal structure with every party at the table. Every transaction is transparent to you, to me, and to the seller — so everyone understands the numbers and walks away with a fair deal.

A different way of working with investors

I work with the seller directly as a transaction broker, disclose the real deal structure upfront, and never hide a fee behind a back-end surprise. You see what the seller sees, the numbers are worked before you get the call, and the goal is a clean close where everyone — you, the seller, and me — walks away with a fair deal.

How I work with investor buyers

  • Deals matched to your buy box

I keep your criteria on file and match deals to you individually — not a mass blast and not a race against other investors in the network. Your areas, your price range, your condition tolerance, with no bidding wars.

  • Comps, offer and rehab numbers done first

Every deal comes with comps, a max allowable offer, and a rehab range built from low, median, and high scenarios — not a guess pulled off a spreadsheet. ARVs are built to hold up, not to make a deal look better than it is.

  • Realistic at the buy

If the numbers only work on the best day, I'll tell you that before you tie up your money. I'd rather pass on a deal than let you walk into one that doesn't hold up.

  • Transparent deal structure

I disclose the real deal structure upfront, with full transparency to every party — including the homeowner. What you see is what the seller sees.

  • The seller is served too

These come from homeowners I work with directly where a quick cash sale genuinely beats a traditional listing. Good end buyers and fair sellers, on both sides of the same table.

  • “If this were your money”

I've worked alongside investors on flip and renovation projects and spent years in mortgage lending. You get the same read I'd want before writing a check.

  • Disclosure if I'm ever the buyer

I occasionally buy and renovate properties myself. When I do, I disclose that in writing to the seller before any offer — you'll always know if I'm your broker only, or a potential buyer too.

What happens next

  1. 01

    Send your buy box

Areas, price range, size, condition, and how fast you can close. Two minutes in the form below.

  2. 02

Meet and see if we’re a fit

I prefer to sit down in person when possible, or at a minimum over Zoom. We’ll talk through how you underwrite, what your crew handles, and whether we’re a good fit to work together.

  3. 03

    You get qualified, private deals

Once we decide to work together, you’ll get deals matched to your buy box — not blasted out to other investors. Address, condition notes, comps, offer numbers and rehab range, shared only with you.

  4. 04

    We keep the relationship

Close cleanly, and you move to the top of the list. Some buyers go further and ask me to help source and structure the next project.

For flippers & investors

Finished a project and ready to sell?

I list investor-renovated properties the same way I'd sell my own home: priced to move, marketed like a product, and shown online before anyone walks through the door.

  • Priced to move

Realistic on the buy, aggressive but grounded on the sell — priced at the top of what the comps actually support, not at the number we wish existed.

  • Marketing is on me

Professional photography, drone video when it helps the property, paid social promotion, and online exposure. You never pay upfront and never reimburse me later.

  • First showing is online

Buyers see the property first through professional media — not phone pictures taken by the listing agent. Better traffic, stronger offers, faster close.

Your buy box

Your deal numbers

Every field below is optional. I ask because I underwrite each deal before I send it — with your profit target and funding costs I can screen out anything that won't work for you, instead of forwarding properties you'd have to run yourself.

Your details go straight to my CRM — never resold, never blasted to a list.
